Why are some areas marked as grey while others are marked as white when i've clearly visited them?

Is it because ive missed teleport place? I'm at heartlands and there's 2 or 3 titles black/grey

I'm not sure I fully understand the question but I'll take a stab at it. Isn't that due to same change they made to the combat system in order to tell you that you haven't completed the battle in that area yet? It is also possible you are talking about other areas within the larger area of the Heartland, because most zones contain a number of smaller zones. Either way I think that change was added later in an update.
